Full Details - Plot 3
Situation
A unique 'butterfly' design has been chosen for this striking house, the largest on the estate and set in a stunning location adjacent to Gryffe Wood and the Gill Burn. The house is set on a slightly raised platform at the north of the plot in order to enjoy its southerly aspect and stunning views.
The private driveway sweeps up from the south-east entrance to the plot past a specimen Western Hemlock and the informal kitchen entrance on the east side of the house. The driveway continues to a courtyard on the north side, providing access to the formal entrance to the house and an integral triple garage.
The plot occupies the ground below a bank of rhododendrons and small trees, a natural contour of great beauty and a perfect screen. Set between the bank on its east flank and Gryffe Wood to its west, the long wide lawn draws in the warmth and sunshine which flood this plot. Two standing stones sit on the lawn beside the Gill Burn and create a striking signature piece. To the south, a new beech hedge will mark the boundary and will screen the house and garden from the footpath to Gryffe Wood.
Accommodation
The 'butterfly' design of this imposing house takes maximum advantage of its stunning location. Almost every room enjoys a double or triple aspect over the garden, Gill Burn and Gryffe Wood.
The formal entrance on the north-east corner leads through a wind lobby into a double-height hall, in the form of an octagonal drum flooded with light from large windows and a domed lantern above. All the wings of the 'butterfly' leads off here.
The dining room is contained within another octagonal drum and faces south and west with access to the garden through French windows and down a flight of steps. The drawing room, which can accessed from the dining room and the hall, has a similar aspect. It has a fireplace and is a perfect evening room, catching the light of the sun setting over Gryffe Wood.
Directly south from the hall is the kitchen and informal dining area, leading down to the family room which enjoys a triple aspect with views over the entire garden, burn and wood. For winter days there is a fire set in the hearth on its eastern wall.
Plot 3 has a huge kitchen/breakfast room providing a stunning Poggenpohl kitchen with a centre island unit, breakfast bar and large walk-in pantry. With an open plan layout there is also an adjacent informal dining area. This area is positioned to catch morning as well as daytime sun and fantastic views over the Western Hemlock, private drive, lawn and Gryffe Wood. The kitchen can also be accessed by an informal entrance through the utility area.
A formal guest WC off the entrance hall, a boot room next to the garage and a WC with a shower beside the informal entrance completes the ground floor accommodation.
From the entrance hall, a curved staircase terminates as a curved landing on the upper floor. The massive master bedroom, its private sitting area, dressing room and en-suite bathroom all occupy prime first floor locations, with commanding views from deep windows to the south and west over the garden, burn and Gryffe Wood.
Three other bedrooms enjoy en-suite bathrooms, with one also benefitting from a dressing area. The sixth bedroom is adjacent to a bathroom fitted with a shower and bath. Approximately 30 sq m of the attic will be floored to provide storage.
