Full Details - Plot 4
Situation
This house occupies one of the prime plots on the estate with with sunny south and westerly aspects. The Gill Burn runs gently past the front of the house with Gryffe Wood only steps away.
The private driveway into the house goes past mature chestnut and ornamental trees. It runs beneath a natural bank separating it from Plot 5 and allowing easy access to the integral double garage and informal entrance. The house has an imposing formal entrance with extensive blonde sandstone detailing. The house and its terrace to the front are on a slightly raised platform overlooking the Gill Burn and Gryffe Wood. As such it is difficult to imagine a more natural, peaceful setting.
Accommodation
The emphasis of this house is on generous and comfortable living space designed to capture the southerly and westerly views over the Gill Burn and Gryffe Wood. Plot 4's floor plan is a beautifully balanced symmetrical design. From the principal east facing front entrance, the ground floor gallery leads past the formal dining room to a large and elegant drawing room running the entire depth of the house. Windows on the north and east elevations provide views of the fine chestnut trees and the ornamental bridge over the Gill Burn. However, the principal view from this room is from the large circular bay window offering southerly and westerly views over the Gill Burn and Gryffe Wood.
At the opposite end of the ground floor gallery, the kitchen and breakfast area mirrors the drawing room in size and outlook. The kitchen has an open plan layout with the breakfast area, stretching 11 metres from the kitchen, with its views over the entrance drive and garden, to the informal eating area with its circular bay window looking directly over the burn and wood. The breakfast area opens into the family room which also enjoys the westerly views. In the winter both these rooms can enjoy the stunning 'through the wall' gas fire built into the wall between them.
The kitchen can also be entered from a separate external entrance off the drive as well as from the integral double garage. These entrances lead past a utility room, a study and a shower room with WC. There is also a separate guest WC situated close to the formal entertaining areas of the house.
On the first floor, the symmetry of the house design continues. The master bedroom suite occupies the entire depth of the house like the drawing room beneath, so providing a huge bathroom and separate dressing room. The bathroom is vast with double shower units and basins with a stunning freestanding bath. The bedroom itself has a large west facing circular bay window with stunning views over Gryffe Wood and the setting summer sun.
The corresponding wing at the opposite end of the first floor contains 2 double bedrooms. Two further double bedrooms are also well positioned with views over the woods and burn. Each of these four further bedrooms have an en-suite bath or shower room.
Above the double garage, there is a floored storage area and the house benefits from generous cupboards and storage throughout.
Like Plot 1, this house will also have an exceptionally high standard of specification including Poggenpohl kitchen with Siemens appliances and Villeroy & Boch and Hansgrohe sanitary ware in the bathrooms.
