Full Details - Plot 1
Situation
Plot 1 at Avenel is a handsome detached house of roughcast finish with dressed honey blonde sandstone relief under a slated roof. The house is of distinctive Arts & Crafts design by renowned architect Hugh Petter of Robert Adam Architects. The house has been completed by craftsman builders with attention to detail rarely seen in house building today.
Plot 1 occupies the site of the original Avenel, although it is located slightly further north in the plot than its predecessor. This new situation enhances its privacy and results in extended views across the garden and to the long south-westerly views over Gryffe Wood and the Renfrewshire hills beyond.
The house is approached through its private automatic gate and along a gravel drive lined with long established conifers and rhododendrons. The drive opens up to a turning sweep in front of the house. This allows easy access to the spacious double garage which benefits from remote opening solid wood doors.
The gardens at Plot 1 retain the majority of the original Avenel mature trees and shrubs. Strategic additional planting ensures privacy, year round colour, interest and pleasant summer scents. A new turfed lawn at the front has a south facing terrace and steps leading to lower gardens which feature a refurbished pond and waterfall sequence.
Accommodation
The imposing front door incorporates an outer vestibule, leading to a stunning double height octagonal shaped
entrance reception hall with beautiful marble flooring and borrowed light
from first floor level upper hall windows.
The layout provides access to both east and west wings and from the hallway
is access to the cloakroom and wc.
On the west wing an elegant dining room is linked to a large drawing room by double communicating doors. Both rooms feature beautiful limestone fireplaces and south facing
French doors to the terrace and gardens.
The family room connects both east and west wings and also features south
facing French doors to the gardens. This room has a 'hole in the wall' fireplace and plasma TV incorporating a full cinema experience system. The room is open plan via a dining area
to a fully integrated Poggenpohl kitchen with centre island. Integrated Siemens appliances include conventional oven, steam oven, microwave oven, coffee machine and wine chilling cabinet.
A doorway from the kitchen leads to a rear cloakroom and provides access
to a useful study and utility room. The rear hall also gives internal access
to the double garage.
An easily gained staircase from the reception hall, leads to the first floor
and the stylish octagonal shaped upper hallway from where there is access
to 5 fine bedrooms and a family bathroom. Bedrooms 1, 2 and 3 all feature
en-suite facilities. Bathroom sanitary ware is a combination of Hansgrohe and Villeroy & Boch.
Attention to detail is evident both internally and externally. The level
and standard of finish can really only be fully appreciated upon inspection. Examples of finishing include flooring which is a mixture of deluxe floor
tiling, engineered oak boards, travertine marble and quality wool carpets.
The heating system is highly efficient, with under floor piped hot water
operating throughout in tandem with a state of the art ventilation and heat recovery
system.
Plot 1 at Avenel has the latest in integrated technology and home automation.
A structured cabling and computer control system provides
remote operation for an extensive list of audio, home entertainment, lifestyle,
comms and security systems.
